Reverse Mortgage Marketing: How I Doubled My HECM Business Without Cold Calling

I spent 11 years originating reverse mortgages before I learned the truth about reverse mortgage marketing: nobody buys a HECM from an originator who’s chasing them. They buy from one who positioned themselves as the answer to a problem they already have.

When that finally clicked, my business grew by over 100% in less than one year, from 42 closings a year to over 100, and I didn’t cold call a single stranger to do it.

Here’s the backstory, and the marketing system that changed everything for me.

The Backstory: What Wasn’t Working

When I started originating reverse mortgages in 2003, I did what every originator did. I bought leads. I sent mailers. I made calls to people who had never heard of me and didn’t want to.

The results were exactly what you’d expect. A loan here and there. A lot of rejection. A lot of money spent on marketing that evaporated.

The problem wasn’t effort. The problem was that I was marketing a product. “Do you want a reverse mortgage?” is a question nobody wakes up wanting to answer yes to, especially with the checkered past those two words carry.

Then, at a managers retreat in 2013, I talked with one of the top forward originators in the country. He wasn’t cold calling either. He had built his entire business on two things: a presentation that made him memorable, and referral partners who sent him business because he made THEM better at their jobs.

That’s when I had my AHA moment.

I wasn’t going to market a loan. I was going to market myself as the specialist who could solve a problem, no mortgage payment in retirement, and I was going to make referral partners the center of my reverse mortgage marketing instead of hoping strangers would call me back.

Here are the four lessons I learned building that system. You can follow every one of them.

1. Stop Marketing the Loan. Start Marketing the Solution.

Nobody wants a “reverse mortgage.” But plenty of homeowners 62 and older would love to stop having a mortgage payment. Plenty of financial advisors are worried about clients drawing down their portfolio in a down market. Plenty of real estate agents have sellers who want to buy their next home without a monthly payment.

Same loan. Completely different conversation.

My reverse mortgage marketing stopped saying “need cash?” and started saying “preserve the portfolio” and “eliminate the payment.” When I talked with financial advisors, I positioned the HECM line of credit as a standby reserve, a buffer that protects their clients’ assets under management during market downturns. I wasn’t competing with their financial plan. I was funding it.

The Takeaway: In all of your reverse mortgage marketing, ads, mailers, conversations, lead with the problem you solve, never the product name. You’re not an originator trying to sell something. You’re the specialist who removes a mortgage payment from someone’s retirement.

2. Build a Presentation Worth Referring

The single biggest unlock in my reverse mortgage marketing wasn’t an ad channel. It was a presentation.

I stopped showing prospects the standard comparison and amortization tables, all numbers, no meaning, NOT visual, and built what I call the “No Payment Home Loan Report”: simple pie charts and bar graphs that tell the story of the HECM with plain language. Home Value instead of MCA. Total Loan Amount instead of Principal Limit. Equity Position Over Time instead of Amortization.

Then I presented it to everyone: borrower prospects, financial advisors, real estate agents, builders, banks, and credit unions.

The pictures told the story. Prospects stopped looking confused and started saying “Does that make sense?”, followed by a resounding “YES!” And referral partners started sending business, because for the first time they could see exactly how a HECM worked and confidently explain it to their clients.

That’s the secret of referral-based reverse mortgage marketing: give referral partners a tool that makes THEM more valuable to THEIR clients, and they will introduce you to everyone they know.

The Takeaway: Your presentation IS your marketing. Create a visual one that any prospect or referral partner can understand in five minutes, and present it everywhere you go.

3. Make Referral Partners Your Marketing Department

Once my presentation existed, I built my marketing around three referral partner categories instead of expensive lead sources:

Financial advisors. I showed them how the HECM line of credit acts as a standby reserve that protects assets during market downturns. (Retirement researchers like Wade Pfau have made this case for years, the advisors who understood it referred clients confidently.)

Real estate agents. I showed them a market most agents ignore: buyers 62 and over with equity, who could purchase their next home with no monthly mortgage payment and without paying all cash. Agents who understood it became market makers with almost no competition.

Banks and credit unions. I taught branch teams how to spot the conversation, a member over 62 with a mortgage payment they’d love to lose, and gave them the visual report to hand their customer.

Referrals from partners who already trust you convert at a rate no cold lead source can touch, and they cost nothing but your presentation time.

The Takeaway: Pick your referral partner categories and present to them monthly. A partner who has seen your presentation once becomes a walking advertisement for your business.

4. Do the Math Before You Spend a Dime

Here’s the ugly truth about most reverse mortgage marketing: originators buy leads at $50-$150 a pop, convert a fraction of them, and call it a marketing budget.

I did the math on my own numbers and the answer was embarrassing. My referrals were free, they converted at the highest rate of any lead source, and I was still spending thousands on cold sources that produced worse clients with worse margins.

When I finally cut the cold spend and reinvested that time into referral partners and my database, my closings doubled. The best reverse mortgage marketing channel was the one that cost nothing but expertise.

The Takeaway: Track where every closed loan actually came from for 90 days. Then double down on your best source and cut the rest. For most originators, that means referrals and your existing database, not purchased leads.

Your Turn

Start with one thing this week: create your visual presentation. One page showing the loan overview, one page with the details, one bar graph showing equity position over time. Use language your grandmother would understand.

Then book three presentations with referral partners in your market, one advisor, one agent, one banker, and show them how the HECM helps their clients. Don’t ask for referrals. Just teach. The referrals follow the teaching.

TL;DR

I doubled my business from 42 closings to over 100 per year by changing my reverse mortgage marketing from chasing strangers with a product pitch to positioning myself as a specialist with a visual presentation, then making referral partners the center of my marketing. Market the solution, not the loan. Build a presentation worth referring. Teach referral partners instead of asking for business.
